Building 101: Where to Start?

If you’re thinking about building and not sure where to start, this post is for you!

Here’s how we got started with our building process:

  1. Property: If you already own property that you want to build on, great! If not, you can work with a realtor or builder to find property to build on. A lot of builders will have properties that they own and are familiar with that they can sell you to build on.

  2. Budget: You need to know exactly how much you want to spend. Make sure your total budget includes site prep costs, which can be expensive depending on your property, and a cushion for unexpected expenses or things you want to buy outside of your loan.

  3. Builder: Now it’s time to select your builder! I’ll touch a little more more on this next week but I’d recommend meeting with several builders before selecting the one you want to build your house. Choose someone you trust that also understands your budget and style.

  4. House Plans: Whether you are designing our house plans custom like we did or purchasing plans, nows the time to make that decision. We found inspiration from several houses online and showed them to our designer. Finding things you don’t like is just as important as finding things you do like. If you want to buy house plans online, make sure you are communicating that to your builder so you don’t end up buying house plans you can’t use.

  5. Loan: If you haven’t already, start the loan process. Our house plans were required for our loan process.

  6. Permits: The permit process took us six months since the county was so backed up, so this is an unseen part of the build that can take a lot of time.
